InspectMedic Terms of Service and End User License Agreement (EULA)

These Terms of Service and End User License Agreement (“Terms” or “Agreement”) govern your use of the InspectMedic iPhone/iPad application and related website (together, the “Service”). By downloading, installing, creating an account, or using the Service, you agree to these Terms and our Privacy Policy. If you do not agree, do not use the Service.

1. Who the Service is for
InspectMedic is a professional tool for licensed or qualified home inspectors to create, manage, and deliver inspection reports. You represent that you have the credentials and authority required in your jurisdiction to perform inspections and deliver reports to clients.
The Service is not intended for children under 13. You must be at least the minimum age required in your jurisdiction to enter a binding agreement.
2. What InspectMedic provides
When you use InspectMedic, you may:
- Schedule and manage inspections (property details, dates, client/realtor/attorney contacts, including optional import from your device contacts).
- Complete structured inspection reports (sections, checklists, notes, photos, observations, deficiencies, and informational comments).
- Use optional AI-assisted tools to suggest comment wording from text or images you submit.
- Generate and publish PDF reports, including delivery workflows you initiate (for example, email to clients or agents).
- Manage related business documents such as agreements, invoices, and receipts tied to your inspections.
- Save reusable content (templates and comment snippets) for faster field work.
- Sync your work to the cloud when signed in, so you can restore data on a new device or use multiple devices.
InspectMedic is currently offered as a private beta. Features, pricing, and availability may change. We may suspend or discontinue parts of the Service with reasonable notice where practicable.
3. End User License Agreement (EULA)
This Section 3 is the software license for the InspectMedic application.
3.1 Grant of license
Subject to this Agreement, InspectMedic grants you a limited, non-exclusive, non-transferable, revocable license to download, install, and use the InspectMedic application on Apple-branded devices that you own or control, solely for your legitimate home inspection business and in accordance with this Agreement and applicable App Store rules.
3.2 Our intellectual property
The Service—including the application software, user interface, visual design, logos, trademarks, service branding, documentation, and built-in inspection forms and templates supplied by InspectMedic (but not content you create)—is owned by InspectMedic or its licensors and is protected by copyright, trademark, and other intellectual property laws.
Except for the limited license in Section 3.1 and rights you retain in your own content (Section 8), no rights are granted to you, whether by implication or otherwise.
3.3 License restrictions
Except where applicable law gives you rights that cannot be waived, you may not:
- Copy, distribute, rent, lease, lend, sell, sublicense, or transfer the application or any portion of it.
- Modify, adapt, translate, or create derivative works based on the application.
- Reverse engineer, decompile, disassemble, or attempt to derive source code from the application, except to the limited extent expressly permitted by applicable law.
- Remove, obscure, or alter proprietary notices or labels.
- Use the application to build or train a competing product or service.
- Circumvent technical limits, access controls, or usage rules (including report-credit or entitlement checks).
- Use the application in violation of applicable law or third-party rights.
3.4 Updates and changes
InspectMedic may provide updates, patches, or modifications to the application. Some updates may be required for continued use. We may add, change, or remove features as described in this Agreement.
3.5 Third-party software and services
The application integrates with or relies on third-party services (for example, cloud hosting, authentication, AI processing, email delivery, and Apple In-App Purchase). Those services are provided under their own terms. Open-source or third-party components may be subject to separate license notices.
3.6 Export and sanctions compliance
You represent that you are not located in a country subject to U.S. embargo or on any U.S. government restricted-party list, and that you will not use, export, or re-export the application in violation of applicable export control or sanctions laws.
3.7 Termination of license
Your license under this Section 3 ends when this Agreement ends or your access is terminated. Upon termination you must stop using the application and may delete it from your devices. Provisions that by their nature should survive (including Sections 3.2, 11, and 12) survive termination.
4. Account creation and access
How you sign up: You create an account by signing in with Sign in with Apple. That creates a secure account backed by our authentication provider (Supabase). We associate your work with a unique account ID.
Your responsibilities:
- Provide accurate profile and business information you choose to store in the app.
- Keep your Apple ID and device secure; activity under your account is your responsibility.
- Use one inspector account per person in the current product phase (solo-inspector model).
- Do not share, sell, or transfer your account without our written permission.
Sign-out: You may sign out at any time. Signing out stops cloud sync on that device but does not delete data already stored locally or in the cloud.
5. Data storage and sync
On your device: InspectMedic stores inspection data locally (SwiftData) so you can work offline. Your device copy is the primary working copy while you edit.
In the cloud: When signed in, the Service syncs selected data to Supabase (managed database and file storage), including:
- Inspector profile and settings
- Inspection headers and full checklist/report content
- Photos attached to inspections
- Saved templates and comment snippets
- Published report artifacts needed for delivery and backup
Data is transmitted over encrypted connections (HTTPS/TLS). Access is restricted so only your authenticated account can read or change your synced data, subject to our security practices described in the Privacy Policy.
You remain responsible for the accuracy, legality, and professional quality of all report content you create, edit, publish, or deliver—whether or not AI or cloud tools were used.
Local data after cloud deletion: Deleting your cloud account (Section 10) does not automatically erase data left on your device. You are responsible for removing local copies if needed.
6. Report credits, purchases, and publishing
- Free tier: New accounts receive 5 successful report publishes at full functionality.
- Paid credits: After the free tier, publishing requires report credits purchased through Apple In-App Purchase (for example, individual credits or bundled packs). Apple’s terms apply to payment processing.
- Non-refundable credits: Except where required by law or Apple policy, purchased credits are not refundable once consumed or after purchase windows allowed by Apple.
- Publishing: Each successful publish may consume one credit according to the rules shown in the app at the time of publish.
We do not guarantee uninterrupted publishing, email delivery, or third-party inbox receipt.
7. AI-assisted features (important)
AI tools are assistive only. They may produce incomplete, incorrect, or inappropriate suggestions. You must review, edit, and approve all content before publishing or relying on it. Final inspection findings and published reports remain solely your professional responsibility. We do not provide inspection, engineering, legal, or regulatory advice.
8. Your content and license to us
You own the reports, photos, notes, and other content you create (“Your Content”). You grant InspectMedic a limited license to host, store, sync, process, display within the Service, and deliver Your Content only as needed to operate the Service (including generating PDFs, sending emails you request, and running optional AI features you invoke).
You represent that you have the rights to upload content and that your use complies with applicable law and professional obligations to clients.
9. Acceptable use
You agree not to:
- Use the Service for unlawful, fraudulent, or misleading inspections or reports.
- Upload malware or attempt to breach, scrape, or overload our systems.
- Access another user’s data or circumvent account isolation.
- Use the Service in a way that infringes third-party rights or violates inspection standards you are bound to follow.
We may suspend or terminate accounts that violate these Terms or pose security or legal risk.
10. Account deletion
You may delete your account in the app: Settings → Account → Delete Account.
Deletion process

| Request | You confirm deletion. A 1-hour grace period begins during which you may cancel in the app. |
| Processing | After the grace period, we prepare a ZIP archive of your published report PDFs (typically within 24 hours of your request). |
| Export link | We provide a secure download link in the app and/or by email. The link remains valid for 90 days. |
| Permanent removal | We then delete your cloud account, synced inspections, cloud photos, profile, and related server data. Auth credentials are removed. |
Important limits
- Only published report PDFs in your cloud account are included in the export archive; draft-only or device-only data may not be included.
- Local device data is not automatically deleted—erase the app or device data separately if required.
- We may retain minimal records where law, fraud prevention, billing disputes, or backup retention requires it, as described in our Privacy Policy.
- Purchased but unused credits are forfeited upon completed account deletion except where refund is required by law.

11. Disclaimers and limitation of liability
THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE DISCLAIM WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.
INSPECTMEDIC IS NOT A HOME INSPECTION FIRM AND DOES NOT INSPECT PROPERTIES. WE ARE NOT LIABLE FOR YOUR PROFESSIONAL JUDGMENT, REPORT ACCURACY, MISSED DEFECTS, CLIENT DISPUTES, OR REGULATORY COMPLIANCE.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR TOTAL LIABILITY FOR ANY CLAIM ARISING FROM THE SERVICE IS LIMITED TO THE GREATER OF (A) AMOUNTS YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM OR (B) USD $100. WE ARE NOT LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES.
Some jurisdictions do not allow certain limits; in those cases, our liability is limited to the fullest extent permitted by law.
12. Changes, termination, Apple App Store, and general terms
We may update this Agreement by posting a revised version and updating the “Last updated” date. Continued use after changes constitutes acceptance, except where additional consent is required by law.
We may terminate or suspend the Service or your account for breach, risk, or discontinuation. You may stop using the Service at any time.
Apple App Store
If you obtained the application through the Apple App Store, you acknowledge that:
- This Agreement is between you and InspectMedic, not Apple.
- Apple is not responsible for the Service, its content, maintenance, support, or any product claims (including consumer-protection, regulatory, or intellectual-property claims).
- Apple has no obligation to furnish maintenance or support for the application.
- In the event of any failure of the application to conform to any applicable warranty, you may notify Apple and Apple may refund the purchase price (if any) paid to Apple for the application; to the maximum extent permitted by law, Apple has no other warranty obligation.
- Apple is not responsible for addressing claims relating to the application or your use of it, including product liability, legal-compliance, or consumer-protection claims, or claims that the application infringes a third party’s intellectual property rights.
- Apple and its subsidiaries are third-party beneficiaries of this Agreement and may enforce it against you as a third-party beneficiary.
- You must comply with applicable third-party terms when using the application (for example, wireless data service agreements).
- Governing law: State of Illinois, United States
- Disputes: Any dispute arising from this Agreement shall first be addressed through good-faith mediation. If mediation does not resolve the dispute, it shall be brought in the courts of DuPage County, Illinois, and you consent to the personal jurisdiction of those courts.
- Entire agreement: This Agreement plus the Privacy Policy is the entire agreement regarding the Service.
